Acquisitions
The Property
- Find properties that meet the criteria of our investors
- Analyze the deal for feasibility and make an offer
- Offer is accepted and deal is presented to investors
- Due diligence (bank statements, T-12 rents, leases, maintenance, etc.)
- Renegotiate the offer based on due diligence and inspections
- Legal documents signed by WHCP and investor partners
- Loan is approved and deal is closed.
Operations
The Plan
- Implementation of renovation plan
- Roll out of lease-up, renewal and rent increase plan
- Daily operations and asset management
- Distribution of revenue payments to investors
- Regular reporting on the condition of the asset to investors
- Preparation of tax documents and Form K-1 for investors
Dispositions
The Investor
- Provides equity for the proposed project
- Signs partnership agreement
- Assists with mortgage approvals, as needed
- Receives cash flow from stabilized asset
- Shares in proceeds from refinance or sale of the asset
- Retains principal investment or reinvest with WHCP
